We provide fully integrated and comprehensive range of Real Estate services in the following specific areas:

(A) Marketing, Transactional & Agency Advisory:
This covers issues relating to the mass media, involving marketing strategies aimed at the print and electronic media to identify and explore an alternative client base. We conduct market research and evolve a blueprint to efficiently reach out to the target market.

We also advise on the best financing methods and plans to attract effective patronage plus negotiation of sales or lease and financing arrangement with prospective buyers and tenants.

(B) Management Plan:
Our services in this area cover the following items:
· Negotiation of sales or leases and renewals
· Legal advice on covenants to be incorporated in new leases.
· Organizing repairs and maintenance of estate facilities.
· Preparation of dilapidation (tenant’s/landlord’s accrued repairs)
· Advice on payment of rates, taxes, levies and premiums
· Assessment and collection of service charge and management of the service charge account.
· Management of “Maintenance Gang”. This includes a Maintenance Engineer, Electricians, Plumbers, Gardeners, Security personnel
· Maintenance of all estate equipment, plans and machinery.

The highlights of the management services that we provide are as follows:

(a) Service Charge Account
We maintain common services and establish a Service Charge Account where all tenants and estate residents make deposits based on their accommodation towards the annual running cost of common services. Residents will also make a capital contribution equivalent to a comfortable percentage of the cost of provision of estate facilities such as telephone, water, electricity etc.

The common services under the Service Charge Account include:
· Cleaning of Estate Roads and Drains
· Street Lighting
· Repair and maintenance of alternative power supply system, estate water system (including pumping machines)
· Payment of salaries and wages of estate security personnel.

Our goal here is to preserve and enhance both the physical and economic life of the estate in general in order to add value to the estate assets (land, buildings and facilities) to meet the positive long-term goals of both user and manager.

(C) Market Intelligence and property Investment Advisory:
We regularly identify markets for Real Estate activity for the benefit of capital gain or regular income generation. Our advisory services also include building standard quality.

We identify and advise on valuable locations and markets for the real estate investment beyond state and country borders.

Our services are not limited to the items listed above. We, as earlier mentioned, provide a comprehensive technical blueprint on an entire project within a few weeks of commissioning.

OUR TEAM

Our professional team consists of individuals who have logged between four and twenty years in professional real estate practice.

E. BASSEY UDOSEN -Managing Director
Emmanuel Bassey Udosen is a 40 year old estate management graduate of the Federal Polytechnic, Bauchi, Nigeria. He has logged over 14 years of cognate work in real estate and in the related fields of construction and facility management in both the public and private sectors.

He worked in the property and facility maintenance division of Nigerian Agip Oil Company Limited in Lagos in the early 1980s. On graduation in 1989, he worked as graduate surveyor with Messrs. Adebiyi, Sonaike & Co., (a firm of Chartered Surveyors and Valuers). In 1990, he had a stint in the financial industry as Mortgage Officer with Arewa Mortgage Finance, and in 1993 he was promoted to the position of Head of Agency & Development Division, Allstates Properties Ltd., an indigenous property development company in Yaba, Lagos.

Mr. Udosen has been in private practice since 1995 with Country Home Estate Ltd, and in 1997 became a founding partner of Country Home Real Estate Co.

He has a keen interest in the Association of Telecommunication Companies of Nigeria (ATCON), Wireless Communications Association International (WCA), Telemobile Inc., California, USA and STM Wireless Inc., California, USA, to mention but a few.

Mr. Udosen is a registered member of the International Facility Management Association - Nigerian Chapter.

He is currently the Managing Partner and Chief Operating Officer of Country Home Real Estate Co.

CHIEDU EGBUONU - Senior Partner -Regional Operations
Chiedu Egbuonu is a 40 year old graduate of Estate Management. He attended the Federal Polytechnic, Bauchi, Nigeria, and has since graduation worked with several reputable organizations before going into private practice as a founding partner of Country Home Real Estate Company.

Mr. Egbuonu has extensive experience in construction related issues and has served in supervisory capacity on several construction projects across Nigeria. He has developed excellent negotiating skills in Real Estate and related matters.

He is a Senior Certified Valuer and Registered International Member of the International Real Estate Institute, USA.

Mr. Chiedu Egbuonu is a seasoned surveyor and currently the Partner in charge of Regional Operations.


P. K. OJO (ESQ) - Executive Consultant (Dip. Building, B.Sc. Estate Management, ARICS, ANIVS, MIFMA - Nig)
Phillip Kayode Olusegun Ojo was born on the 13th of November, 1951. He had his early education at the Yaba College of Technology, Secondary School Section between 1967 and 1971. He then traveled t the United Kingdom where he attended Norwich City College at Norfolk, England, United Kingdom from 1975 to 1977. Thames Polytechnic, London (now Greenwich University) from 1979 to 1982.

His education qualifications include a Diploma in Building and Bachelor of Science degree in Estate Management.

Mr. Ojo has attended a high level of professional competence as a chartered surveyor and as an associate member of the Royal Institute of Chartered Surveyors (ARICS), London, U.K; Associate member of the Nigerian Institute of Estate Surveyors and Valuers (ANIVS) and a registered member of the International Facility Management Association (IFMA) Nigerian Chapter.

Mr. P. K. Ojo has over 20 years of post-graduate and cognate experience in Real Estate and related areas starting with the multinational estate surveying firm of Knight Frank & Rutley where he served as a Chartered Surveyor and Valuer between 1982 & 1984.

Between 1984 and 1986, he was elevated to the Senior position of Senior Surveyor in charge of Valuations and Property Development. From 1985 to 1986, he served as moderator and external examiner at the Auchi Polytechnic, Edo State. Also, he was Deputy Property Manager, SCOA Plc., and Property Manager RAO Investment Properties. In 1988 he joined the Estate Surveying firm of Jide Taiwo & Company as Partner-in-Charge of Valuation.

Mr. P. K. Ojo has been the Principal Partner of the Chartered Surveying firm of P.K. Ojo & Company since 1990. He is currently the Vice President, International Facility Management Association (IFMA) - Nigerian chapter, a position he has been holding since year 2000.

Mr. P. K. Ojo was appointed Executive Consultant in charge of Valuation and Project Management for Country Home in March 2000 and has been a tremendous asset to the company on issues relating to Valuation and Facility Management.


GODSWILL A. ESSIEN -Northern Region (B.Sc. Land Econs. MSc. Env. Mgt. (in-view) ANIVS, RSV, AIRRV
Mr. G. A. Essien is 49 year old and a graduate of Land Economics from the Paiseley College of Technology (now University of Paiseley), Scotland, United Kingdom. He is in the concluding stage of his MSc. Degree Course in Environment Management at the Imo State University.

His professional qualifications include the following:
· Associate Member, Nigerian Institute of Estate Surveyors & Valuers (ANIVS)
· Registered Surveyor & Valuer (RSV)
· He is also an Associate Member, Institute of Rating, Revenues & Valuation Association (IRRV), London
· Member, Nigerian Environmental Society

Mr. Essien has a wealth of cognate experience in both the public and private sector in Nigeria and abroad spanning over 25 years in the area Real Estate and Environment Management.

Before joining the Country Home team in January 2001, Mr. Essien has been lecturer and Head of Department of Estate Management, Federal Polytechnic, Nasarawa, Nasarawa State. He is an external examiner in Estate Management, Federal Polytechnic, Bauchi State.

His portfolio includes Property Management, Agency and Development issues within the Northern region with the operational base in Abuja.

IMOETTE W. UDOSEN - Senior Surveyor & Branch Manager, Abuja.
Imoette Udosen is a 32 year old graduate of Estate Management with over 5 years cognate experience in professional practice. He has between 1987 and 1999 worked in several professional capacities with the following Real Estate Surveying and Educational Establishment:

· Laide Osikoya & Associates, Ilupeju, Lagos.
· Dandy Properties & Co, Ikoyi, Lagos. Lecturer in Land Economics - Ramat Polytechnic, Maiduguri, Bornu State.
· Pioneer Property Manager with Messrs. C. E. Nwogbo & Associate, Abuja prior to joining Country Home Real Estate Co in early 2000.

Mr. Udosen has several years of experience in Property Management and Development, negotiations of lease transactions for diverse and varied clients of repute. He is also well experienced in construction and project supervision, project costing advisory as well as facility management issues.

He is currently the Branch Head and Team Leader of our Abuja branch office. He has undertaken some professional research studies with the following unpublished works: “An introductory text for New Comers in Estate management, Valuation of Real Estate for 1998”; “Lessons for beginners AID for 1st and 2nd year students in Estate Management”; “An overview of property development and management in 1998”; “Funding of Real Properties in a depressed economy, (June 1997)”.

Mr. Udosen passed the Direct Final Examination (PDF) leading to the award of associate membership of the Nigerian Institute of Estate Surveyors and Valuers. He has a wide knowledge of the property market in the entire Northern Region of Nigeria.


OBANDE AGBESE -Associate Partner (HND Est. Mgt., MBA, M.Sc. Const. Mgt. ANIVS, NIM)
Obande Agbese holds an Ordinary National Diploma and a Higher National Diploma in Estate Management from Kaduna Polytechnic. His other academic qualifications include a Post-graduate Diploma and a Masters in Business Administration from University of Ado-Ekiti. He also has an M.Sc. in Construction Management from the University of Lagos.

Mr. Agbese is a Chartered Estate Surveyor and Valuer and an Associate member of the Nigerian Institute of Estate Surveyors and Valuers. Obande is also an Associate member of the Nigerian Institute of Management amongst other professional bodies.

Obande worked as an Estate Surveyor at the Federal Mortgage Bank of Nigeria where he had a stint as a Mortgage Surveyor of the Makama World bank Housing Project in Bauchi. Mr. Agbese was at one time an Assistant Manager in charge of Mortgage Operations and Administration of Fortune Mortgage Ltd, (Mortgage Bankers). Obande was the Branch Manager of Ubosi Eleh & Co. (Estate Surveyors) at various times in Ikeja and Victoria Island Branch Offices.

Obande Agbese joined Country Home Real Estate Company as an Associate Partner in early 2000.


IFEDIOGOR, STEPHEN AFAM - Company Secretary (HND Secretarial Studies, LL.B (Hons), B.L., AMNIM)
Born on November 30, 1965 at Issele-Uku in Aniocha-North Local Government Area of Delta State. He attended the Institute of Continued Education Sapele, The Polytechnic, Auchi, The University of Benin, and the Nigerian Law School, Victoria Island, Lagos.

He worked as confidential secretary at Quligotti Industries Limited, Ogorode, Sapele; Seagull Shipping Company Limited, Sapele; New Nigeria Salt Company Limited, Oghareki, Sapele. After graduating as a Lawyer, he went back to New Nigerian Salt and Worked first as the Assistant Company Secretary/Legal Adviser, and was later confirmed as the substantive Company Secretary/Legal Adviser, a post he held for 3 years before resigning to go into private Legal Practice.

He later joined the Law Firm of Dele Edokpayi & Co. (Legal Practitioners) as Associate Partner. Mr. Ifediogor is the Principal Partner of Steve Ifediogor & Co. (Legal Practitioners and Company Secretaries) at 5, Idowu Taylor Street, Victoria Island, Lagos.

Mr. Ifediogor is an experienced Company Secretary, Litigation specialist and a seasoned expert in communication issues, executorships and family law.

Mr. Ifediogor is the company secretary and legal adviser of Country Home Real Estate Company.

RONKE OLUKOYA - B.Sc Estate Management
A graduate of the University of Lagos. She is an Estate Surveyor with over 4 years experience in the property market. Ronke is a member of the International Facility Management Association - Nigerian Chapter. She is a Senior Surveyor and Head of Lagos operations. Her portfolio covers Agency (Sales and Lettings), Property management, Development Matters.

CHARITY NWAGWUGHAIGWU - B.Sc. Estate Management
An Estate Management graduate of the University of Lagos. She has an extensive knowledge of technical issues in Real Estate matters. Her excellent property management and maintenance skills have been of immense benefit to our property management services. She is the surveyor in charge of our property management portfolio.

ANI GEOFFREY -B.Sc Estate Management
Ani Geoffrey is a graduate of the University of Lagos. He is an Estate Surveyor with over 3 years experience in the property market. His portfolio covers Valuation for all purposes, Property Management, Agency, Feasibility and Viability Studies.

PRINCE IKE EGBUONU - Head Business development - (South-South operations)
Prince Ike Egbuonu is a 46 year old graduate of Agricultural Economics from the University of Nigeria, Nsukka since 1981.

He worked with the Nigerian Agricultural and Cooperative Bank Ltd., (NACB) from 1982 and retired in 2002 as a senior manager.

He acquired extensive knowledge in credit administration and Real Estate mortgage banking from 1982 to 2002.

Prince Ike Egbuonu is a registered member of the Nigerian Institute of Management Consultants (NIME).

He is currently the Head - Business Development, South-South operations of Country Home Real Estate Company and is based in Port Harcourt, Rivers State.
